One common thread stitches together the recent debacles I covered, as diverse as the surrender of our professional value to algorithms by CAR, death of the MLS policy transparency at NAR, and my own forced “excommunication” for asking inconvenient questions at CAR

This “common thread” is the leadership culture that shapes the decision-making

Representation Gap: Measuring the Disconnect

To understand why our industry feels stuck, we must first dismantle the complacency of the “everything is fine” attitude. For years, the prevailing consensus within leadership circles has been that the status quo is acceptable and that members are well-served. However, the data tells us a completely different story

In a recent poll conducted within the Lab Coat Agents Facebook group, the numbers exposed a staggering chasm between the street-level real estate professionals and the institutions that govern them. Only 3% of respondents stated that “NAR represents me well”. When looking at state and local associations, the approval figures only climbed to 11% and 25%, respectively. Most damning of all, 61% of real estate professionals stated that none of the associations at any level represent their interests

In practice, this means the vast majority of dues-paying members feel completely voiceless. They do not see their daily transaction struggles, their anxieties over shifting commission structures, or their technological needs reflected in institutional policy. When a practitioner spends thousands of dollars annually in mandatory dues only to feel that their governance is detached from reality, structural frustration is inevitable. We can no longer treat these metrics as a minor grievance; they are an urgent call to realign our leadership with the actual needs of the membership

The Overton Window: Defining the Acceptable Discourse

Why is it so difficult for these institutions to respond to the needs of their members? The answer lies in the concept known as the Overton Window, which defines the range of ideas or policies that are considered politically acceptable within a society or an organization at any given time

As illustrated in the cartoon below, ideas move along the spectrum from “Unthinkable” to “Radical”, “Implausible”, “Plausible”, and finally into established “Policy”

In the political culture of organized real estate, the window of acceptable discourse has been kept artificially narrow by deep-seated social mores and unwritten rules. For decades, it was considered “unthinkable” or “radical” to question how member dues are allocated, how technology strategies are vetted, or whether a committee’s decision-making process is fair or transparent. Hallway whispers were common, but public dissent was historically discouraged in favor of “institutional harmony”

These artificial constraints create massive blind spots. When constructive input is labeled as “disloyalty”, it shuts out the very insights needed to navigate change

However, the Overton Window is never fixed permanently; it shifts as movements for change introduce new ideas. Ironically, my recent forced removal from CAR meetings — an action meant to shrink the window and silence uncomfortable questions — had the exact opposite effect. Cutting me loose from bureaucratic constraints untied my hands and pushed the discourse out into public spaces

Mere existence of an independent publication like this Real Estate Futures Blueprint has already shifted the Overton Window. Views that were once whispered fearfully in the shadows are now being published openly and professionally in broad daylight, with many of the industry’s top leaders actively reading our contents

Attempts to silence and suppress the uncomfortable questions about the AI policy, triggered Streisand Effect, ensuring a much broader distribution of the ideas

Silent Pragmatists: The Future of Our Leadership

Moving the window is an opportunity to empower the most undervalued asset in our industry: the sheer number of brilliant, forward-thinking professionals currently operating at every level of our governance. I have met plenty of such individuals at local, state, and national meetings. They are the Silent Pragmatists

Like the frustrated commenter from our Lab Coat Agents poll, these individuals enter association governance with a genuine desire to make a positive impact. They bring fresh perspective and often notice problems ignored by the old-timers. Unfortunately, the institutional culture wraps them in a web of political and administrative routines and outdated rituals. Instead of focusing on delivering tangible results for the membership, they find their energy drained by the pressures to conform to the group as well as manage up and sideways

Our leadership culture must evolve to liberate these professionals. We need a framework that elevates substance over form, where a leader’s value is measured by the solutions they deliver rather than tenure and compliance with the script

To the pragmatists reading this now: the Overton Window is shifting. Speaking up is an act of stewardship for the future of our profession. You are not alone, and our membership is waiting for you to step up and make an impact

Process Worshippers: Ghosts of the Past Holding Us Back

To empower the pragmatists, we must candidly examine the mirror image that holds our institutions back: the archetype of the “Process Worshipper”

Those are the traditionalists whose professional identity is entirely wrapped up in the institutional approval. They are often the loudest voices in the room because they can easily fall back on tradition as a shield against change. When faced with complex technological shifts like Agentic AI or a critical governance flaw, they refuse to debate the actual substance of the issue. Instead, they hide behind meeting rules, selective enforcement of confidentiality, and obsolete administrative hierarchies

We all know this archetype. It is the legacy insider who treats leadership like an exclusive social club, using their tenure to engage in gatekeeping and dismissing innovation as a passing fad. Whenever systemic problems are brought up, they often deploy a form of toxic positivity, insisting everything is perfect while quietly blocking any member who dares to question the status quo

Leadership prioritizing process over results leads to absurd, rigid decisions that detach institutions from market realities. In our era of the business evolving at the lightning speed, reliance on a “broken clock” model of governance is a liability. An institution cannot function properly if the leadership spends more time protecting its own procedures than protecting the livelihoods of its members

As the industry evolves toward transparency and modernization, the traditionalists with this mindset will end up on the outside of the Overton Window

Path to Modernization: Breaking the Taboos

The real estate profession stands at a critical crossroads. We could continue down the path of insular gatekeeping, allowing “process worshippers” to hold us back with outdated notions, or we can choose a path of active modernization

To thrive in the technology-first future, our trade organizations must move past cosmetic tweaks and embrace genuine structural evolution. This means:

• Empowering the Pragmatists: Elevating leaders who prioritize operational results, technological literacy, and member advocacy over administrative conformity

• Dismantling Secrecy: Opening up the closed-door status-driven Committees and Boards to transparent, direct digital feedback loops that give every dues-paying professional a true voice in governance

• Encouraging Business Model Diversity: Welcoming technological innovators and independent thinkers as collaborative partners rather than treating them as institutional threats

The age of opacity is over. Hierarchical structures that keep members in the dark are no match for the transparency pressures of the Internet & AI age

Strip away the corporate spin, the compliance theater, and the press-release fluff to assess the strategic fallout from NAR’s MLS governance revamp

When NAR announced the sunset of the MLS Technology and Emerging Issues Advisory Board at the 2026 midyear governance meeting, the real estate trade press dutifully did its job: it repeated the official talking points about "agility" "operational efficiency", "streamlining" and “nimble work groups”. No one in the traditional media stopped to ask what “problems” this structural redesign was actually meant to “solve”. No one analyzed how this radical governance shuffle exposes the association to catastrophic, compounding risks

Let’s step into the breach, look past the public relations facade, and break down exactly how this reorg will increase rather than reduce risks for NAR

Raising Alarm: Why the MLS Advisory Board Mattered

To see why the MLS Technology and Emerging Issues Advisory Board was in the way, you have to understand how it actually functioned. Historically, this panel operated as a centralized clearinghouse for the industry’s MLS and technology policy. It was a fixed, predictable, and remarkably open nexus in the policy process. For years, it maintained a formal, public feedback mechanism. It did not just receive inputs; it published the arguments, documentation, and technical briefs submitted to it by members, stakeholders and innovators. Subject matter experts could get heard

Because the Board had a permanent, publicized roster and a predictable calendar, it operated as a democratic front door. If an expert member, a technology vendor or a business innovator, flagged a critical flaw in proposed national rules, they could reach out to the Advisory Board members directly with their concerns and analysis to be heard without their perspectives being misrepresented or watered down

This open architecture allowed for merit and relevance to override top-down diktats. But to an executive leadership team obsessed with centralized control, any open entry point eventually starts feeling like an unwelcome headache

The irony of trying to crack down on openness is it typically ends up like welding a pressure cooker shut: pressure builds up till there is an explosion

Loss of Transparency: What "Nimble" Work Groups Actually Mean

The announced replacement structure is defined by the phrase typically heard from corporate strategy consultants hired to ram through a pre-determined outcome: “Nimble, Project-Based Work Groups”. Let’s translate this into plain English

Moving from a standing, visible Advisory Board to ad-hoc, temporary Work Groups is the structural equivalent of moving policy-making into a black box. As implied by the official announcement, a transient Work Group lacks permanent interfaces. Because these groups are created dynamically and disbanded just as quickly, there is no permanent, public roster for members to track. There is no open, standardized feedback loop. There is no publicized archive of submitted arguments or data.

By eliminating the fixed board, leadership has effectively destroyed the public petition to dominate the agenda. Members no longer have a predictable process to submit feedback to actual decision makers. Instead, policy-making is buried in the shadows, deliberately designed to operate without a paper trail, without public accountability, and without any mechanism for outside intervention

Sweeping the accountability under the rug does not make it go away

Stacking the Deck: Who Controls the Decision-Making Now

Let’s look at the mechanics of the new selection process. NAR announcement states that these temporary Work Groups will be populated dynamically by pulling names from an internal, staff-curated “expertise database”

This is where the illusion of “agility” meets the reality of control. Who defines the criteria for “expertise”? Who decides which names are even considered and who makes the final decisions on the specific individuals admitted to a given group? So far this looks like an entirely top-down selection process controlled by leadership and staff, showcasing all the systemic problems I broke down in our foundational post on “The Governance Audit: Study of Systemic Flaws”

To be fair the MLS Advisory Board was never a “Jeffersonian Democracy”, however it provided a mechanism for open feedback with potential to influence outcomes. With the new setup the NAR Leadership can secretly hand-pick an ad-hoc echo chamber, stack it with friendly insiders who already favor the pre-determined outcomes, and secure a swift, frictionless rubber stamp, without bothering to openly hear any concerns, counterpoints or suggestions. This kind of closed-door governance strips the institution of its legitimacy in the eyes of the membership, just while NAR is still striving to recover from the scandals and the lawsuits

As Comrade Stalin famously described his top-down control: "Cadres decide everything" — and that is exactly how the new NAR playbook looks

Flying Blind: The Legal Risks for NAR and Its Members

NAR leadership might claim that this restructuring reduces liability by shifting controversial decisions to local MLS level and insulating national bodies from antitrust scrutiny. The reality is precisely the opposite: this new architecture creates different kinds of exposure for NAR

First, by deliberately blinding themselves to outside feedback, these hidden Work Groups will inevitably suffer from institutional groupthink. When you lock out the full range of voices, you are going to miss unintended consequences of the proposed policies. You can fully expect that new rules may contain fatal, unforeseen flaws— leaving them open to unexpected challenges from outside. A great recent example of flawed groupthink by CAR’s closed-door SPF Committee is covered in my recent piece: ”Organized Real Estate Struggles to Address AI Disruption”

Second, to expand on the idea of secretive process undermining legitimacy, the fallout may go beyond mere public relations, and into the territory of challenges to the governance process itself. As I highlighted in “The Governance Audit: Study of Systemic Flaws”, REALTOR® Associations and most MLSes are structured as membership non-profits, with the interests of regular members being paramount under the state laws. An opaque secretive process that fails to credibly represent the membership’s will may be a ripe target for a challenge. I’d leave it up to anyone’s imagination to picture how a challenge to institutional legitimacy may play out

Secrecy does not make liability go away, the liability is just going to morph

Reclaiming the Floor: A Demand for Open Governance

If NAR Leadership truly believes that this shift to ad-hoc Work Groups is about modern efficiency and maximizing expertise rather than a closed-door consolidation of power, the solution is exceptionally simple: prove it with action

We ask NAR Leadership to publicly refute this narrative by implementing three basic principles for the new Work Groups:

1. Publish the Complete Rosters: Make the criteria, selection process, and current rosters of every established Work Group fully transparent and accessible to the general membership

2. Open the Digital Floor: Establish a permanent, public, and unfiltered digital portal where any member or industry stakeholder can submit technical and legal inputs directly to any active Work Group

3. Log the Inputs: Guarantee that all agendas, minutes, and submitted member arguments are published transparently, showing exactly who influenced the policy, why, and how

The industry is watching closely. I encourage NAR Leadership to show how the new Work Groups will represent the members. Prove me wrong

Trust takes a lifetime to earn but can be lost in an instant.

When I first pitched the story of my suspension and ban at CAR Monterey meeting, —where I dared to challenge the establishment on AI policy — I didn’t send in a personal grievance. I offered an analysis of organized real estate failing to govern Agentic AI. I sent a thoroughly researched look at how technological policy vacuum threatens both the industry and consumers. There was no response from Inman’s editorial team until this Substack went live and they realized this story could not be hushed. Then came the predictable message: “It’s just not the right fit for our audience”

Let’s be clear about what “not a fit” actually means in modern trade journalism. It means the topic is too uncomfortable. It means it disrupts a carefully curated narrative. When an industry publication refuses to print a grounded, fact-based warning about existential business risks, it isn’t protecting its audience—it is gatekeeping for the establishment and the sponsors

Anticipating rejection, I flew to San Diego on a reconnaissance mission

Walking the floor at Inman Connect San Diego (ICSD) confirmed exactly why my piece was rejected. Under its current leadership, the shifting landscape of trade media has traded its journalistic edge and public accountability for corporate comfort. Inman used to be the publication that openly asked the questions everyone else was terrified to even whisper. That fearless stance is what originally built its massive, highly engaged audience —the very audience that attracted Beringer Capital to acquire the company from Brad Inman

Today, the conference floor feels markedly different. The discourse is no longer driven by substantive, structural debate; it has been entirely colonized by PR messaging, vendor pitches, and safe scripted interviews

The low point was the new Inman CEO Tom Bohn, interviewing NAR CEO Nykia Wright, quipping about how the media is too tough on NAR and too focused on “clickbait”. When top media executives openly commiserate with institutional leaders about “clickbait” while implicitly promising softer coverage, it signals institutional rot. The event has transformed from an industry compass into a closed echo chamber where real problems are swept under a rug of glossy marketing

The Sponsor Trap: Trading Trust for Access

The openly declared transformation into “Inman 2.0” highlights the fatal flaw in the legacy trade media business model: the Sponsor Trap. Legacy publications rely on the very institutions they are supposed to cover for ad dollars, event sponsorships, and insider access

This creates an invisible, toxic incentive structure. Editors don’t need to be explicitly told to censor a story; they self-censor because they intuitively know which headlines will jeopardize next quarter’s revenue — and, by extension, their own careers

By prioritizing sponsor comfort over editorial courage, publications trade away their only real long-term asset: reader trust. It is a classic case of a business shooting itself in the foot long-term to secure short-term revenue. The moment an audience realizes a publication is pulling punches to protect advertiser and institutional relationships, the underlying value of the media platform evaporates. Trust is the ultimate currency, and trade media is currently self-destructing by ignoring the tough questions

What the Real Estate Audience Is Begging For

Ask a local real estate professional if they trust vendors and institutions

The irony of this gatekeeping is that the professional audience has never been more starved for unvarnished truth. Practicing real estate professionals are living through historic industry disruptions—from tectonic commission lawsuits to rapid AI implementation. They don’t need another sanitized press release or a vendor-sponsored puff piece. They have zero trust left for corporate cheerleading

The market’s demand for “straight talk” is at an all-time high. Professionals are actively begging for voices that deconstruct industry leadership, policy failures, and technological shifts with clear, critical eyes. Because traditional trade media refuses to fulfill this demand, a massive vacuum has opened up. Audiences are migrating away from legacy gatekeepers and moving toward independent platforms, where the writing isn’t bound by sponsor handcuffs

The Open Challenge: Who Wants this Audience?

This brings us to a critical inflection point for the rest of the real estate media landscape. Inman’s retreat into safe, corporate PR has left their most valuable asset exposed. The niche of asking tough, uncomfortable questions is underserved, and the audience that comes with it is entirely up for grabs.

Now here is my open challenge to all the competing publishers, media executives, and alternative platforms (you know who you are):

The microphone is open: If your publication has the editorial teeth to host the conversations our industry actually needs, let’s talk!

The real estate industry faces an existential threat in the rise of Agentic AI, yet our institutional response is being crippled by a profound governance disconnect. Rather than leverage the frontline expertise of our membership to forge a proactive path, leadership has retreated into a posture of dangerous complacency, outsourcing our strategic future to external corporate consultants who lack the fiduciary perspective of the working practitioner. This reliance on detached, top-down decision-making is undermining the very professional standards we are sworn to protect

The Cost of Outsourcing Our Future

The lack of open and collaborative policy-making debate allows flawed strategic directions to take root without necessary professional scrutiny. This trend was illustrated during the Strategic Planning and Finance (SPF) Forum (link access restricted to CAR Members) at the recent California Association of REALTORS® (C.A.R.) 2026 Spring Meetings in Sacramento. Leadership presented a roadmap for an AI-enabled future that was heavily driven by an external corporate consultant rather than the practical experience of the membership grassroots

This creates an immediate conflict: a consultant sells a digital vision, while the practitioner bears the full weight of professional, ethical, and legal liability

In a slide titled “Future Seller Expectations” the consultant heavily downplayed the future role of the real estate agent, conceding wide swaths of the professional’s job description to algorithms. In a particularly notable example, attendees were explicitly told that helping a seller price a home competitively will no longer differentiate an agent. Why? Because “AI pricing tools are fast and free” and will simply become an “expected baseline service”, as you can see in the slide screenshot below

The SPF Committee, in a closed session with the consultant, did not question the notion of AI supplanting most of the real estate agent’s value. Instead they greenlit his presentation to go before the SPF Forum in Sacramento. While the presentation itself painted a rosy picture of AI-driven future, barely acknowledging the challenges to be solved, ironically the questions from the floor pointed out plenty of the real world concerns with deployment of the technology

Why Algorithms Can’t Replace Fiduciary Duty

Ceding property pricing to an algorithm is a dangerous surrender of our professional value. While AI can aggregate public data and compile historical trends at lightning speed, it suffers from a fundamental “black box” problem. Algorithms do not walk through a property. They cannot smell a damp basement, assess the quality of a recent renovation, or understand the hyper-local nuances of why one side of a street commands a premium over the other

Moreover, AI has a tenuous grasp on strategy. Pricing a home is a delicate balancing of market sentiment, buyer psychology, and a seller’s unique financial goals. AI can shovel data, but it completely lacks fiduciary duty and the accountability that goes along with it. An algorithm cannot be held legally or ethically accountable for hallucinating a material fact, leaving a client’s equity on the table, or presenting flawed advice based on incorrect information. This top-down prioritization of digital efficiency and control illustrates the deep structural perils we broke down in The Governance Audit: A Study of Systemic Flaws

When our leadership relies on corporate tech consultants—who lack hands-on practical experience as clients’ fiduciaries—they inevitably sacrifice the physical, emotional, and fiduciary realities of real estate at the altar of digital efficiency

Imagine what may happen if such strategic miscalculations actually turn into policy priorities, resource allocations, and legislative agendas

This failure to confront the existential threat of Agentic AI is not localized to California. The Regulatory Issues Forum held at the 2026 NAR mid-year conference was a similar display of institutional complacency. Instead of clearly advocating for direct regulatory oversight of Agentic AI to counter dilution of the real estate licensee role, NAR representatives seemed to concede the policy agenda to the invited speakers. At the time when unlicensed autonomous bots are already entering the market to perform licensed real estate activities, the industry’s advocacy infrastructure is reacting with delays, confusion and excuses rather than decisive policy action directed to secure the value of the human licensees

The Governance Disconnect: Gatekeepers vs Grassroots

How does an industry as vast and localized as ours ends up adopting flawed policy directions from secretive committees? We are witnessing a fundamental disconnect between the top-down governance and the street-level practitioners

As if to acknowledge the imperfections, NAR Leadership has recently recognized that the old ways of governing are failing by sunsetting numerous committees, and the CAR Board of Directors in Sacramento approved hiring consultants to perform a comprehensive governance review, for the first time since 1990. The irony should not escape us: leadership is turning to yet another group of outside consultants to patch up a governance system led astray by reliance on outside consultants

While these steps are encouraging, the real question is whether they translate into true, member-centric reforms or will remain purely performative

The era of small, closed-door committees dictating the future of our profession must end. If we are to survive the “Netflix moment” of Agentic AI, we must reform our policymaking from leadership-first gatekeeping to member-first empowerment. We need a new blueprint for industry decision-making—one that harnesses the grassroots intelligence of everyday agents, amplifies their voices, and holds our institutions accountable. The future of real estate won’t be secured by secretive committees; it will be reformed by the membership grassroots

A Movement for Member-First Governance

If you are a practitioner, a broker, or an industry innovator who believes our future must be built on human fiduciary oversight and transparent governance, it is time to speak up and join the movement for reforming our industry institutions. Our industry needs an open policy debate as we face the monumental technological shifts driven by AI. Our policy solutions and our collective advocacy resources must support the needs of consumers and professionals, rather than be shaped behind the closed doors with no accountability for outcomes. Take charge of your livelihood!

The media is chock-full of stories of unsupervised AI committing grave mistakes and leading to bad outcomes across the industries. Real estate practice features some of the highest stakes and costs of the potential fumbles with life-altering decisions being made in every real estate transaction. Very rarely do consumers have the knowledge or confidence to evaluate outputs of AI without qualified professional guidance

When corporate tech consultants tell association leadership that AI will take over tasks like pricing a home, they sacrifice the physical, emotional, and fiduciary realities of real estate at the altar of digital efficiency. An algorithm cannot walk through a property, smell a damp basement, or understand the psychology of a neighborhood. Most importantly, an algorithm cannot be held legally or ethically accountable for hallucinating a material fact or leaving equity on the table

A Vision for the Future: Regulated Human-in-the-Loop

This is our immediate battleground. We champion legislating a non-negotiable professional standard: a strict Human-in-the-Loop mandate. We must ensure that autonomous AI is never allowed to encroach on licensed activities without the strict oversight and fiduciary responsibility of human licensees

While Agentic AI holds massive potential for increasing efficiency and velocity of delivering real estate services it must at all time remain under control and oversight of licensed humans, taking full accountability for the client service. Unlicensed entities should be not allowed to subvert and hollow out the activities that require licensing

By leading the charge on a responsible AI policy, we are championing the economic guardrails necessary to secure the future of our profession. The future of real estate won’t be supplanted by algorithms; it will be preserved by the human fiduciaries in service of our clients and accountable for their advice

We need the political will to create and legislate Licensee-in-the-Loop standards

A Demand for Action: Mobilization of Advocacy

Laying out the vision and proposing standards is only the first step. Our industry institutions must place their entire lobbying muscle behind re-imagining real estate practice and licensing for the emerging Agentic AI future

Now is not the time for excuses, governance failures, association politics or displays of complacency, like at the Regulatory Issues Forum at 2026 NAR mid-year conference. The industry’s advocacy infrastructure belongs to all members, and it has to work for the benefit of all. If we have to start with confronting our governance deficiencies to get our internal house in order first, so be it

Our industry leadership must clearly declare Agentic AI regulation a priority to enforce Human-in-the-Loop standard to protect our members and consumers

Do real estate industry organizations actually represent the members?

It is hard to overestimate the importance of the organized real estate institutions, which include REALTOR® Associations at three levels (local, state and national) plus the MLS services, run as either regional corporations or Associations’ departments

A Little History: How Did We Get Here?

The modern organized real estate system was created in year 1974, when the national and state associations opened their doors to non-broker salespersons, transforming exclusive clubs of local brokers into a mass membership organization

This shift was a financial masterstroke that created an unmatched legislative war chest and the new heavyweight political power, led by RPAC. However, this change fundamentally altered the genetic makeup of the organization. A voluntary professional society transformed into a mandatory public utility through tying access to the vital Multiple Listing Service (MLS) to association membership

A massive population of active, street-level professionals became captive dues-payers with little to no say in decision-making. This created a profound disconnect between the people who fund the machine and the small group that operates it

A Legal Context: Membership Non-Profit Rights

Legally and structurally, our associations are membership non-profit corporations chartered to serve the collective benefit of their members. The state laws that govern these entities vest incredible, unexercised powers directly in the hands of the rank-and-file members - rights of transparency, direct input, and collaborative oversight

Our practical reality is quite different however. The de facto governance of organized real estate flows top-down with Boards, steered by Officers, picking Nominating Committees which in turn pick Boards and Officers. This creates self-perpetuating insider elite focused on advancing own agendas and preferences rather than truly serving the members. When independent voices highlight the system’s flaws, the immediate reaction of the in-group rulers is to silence the critics

True to the spirit of corporate non-profit codes, the policy-making powers in our industry at every level should belong to licensed practitioners who serve clients every day, rather than top-down institutional structures that lack members’ mandate and tend to prioritize performative displays over transparency and accountability

A Legacy of Missteps: Top-Down Governance Failures

This structural detachment explains why organized real estate is repeatedly blindsided by catastrophic litigation and constantly fumbles technological trends

With organization’s leadership chosen through a closed-loop committee ecosystem, that rewards tenure, loyalty, and unquestioning protocol compliance over genuine expertise, dangerous group-think fills the echo chambers. Status quo is treated as immutable law and independent voices raising concerns about need to adapt to the changing world are treated as a nuisance rather than an early warning system

These exact institutional blind spots led directly to the multi-billion-dollar antitrust setbacks that have shaken our industry. The bureaucracy, sheltered by its historical political influence, consistently assumed that legislative access can shield it from judicial reality. The self-congratulatory in-group culture creates the bubble of comfort, where everyone chooses to ignore problems till they blow up in the open

A Clear & Present Danger: Agentic AI Disruption

The ongoing AI technology tsunami wave, well explained in Stanford’s 2026 AI Index Report is the latest trend being mishandled by our industry institutions. While I expand on details of the subject matter in Part 3 of this intro series, in this section I’ll just briefly spotlight the ongoing organizational failures

At the recent 2026 CAR Spring Meetings in Sacramento during the Strategic Planning and Finance (SPF) Forum, the leadership presented their AI roadmap crafted by a corporate tech consultant. In a glaring example of misinformed policy-making, the consultant explicitly told attendees that helping a seller price a home competitively will no longer differentiate an agent because “AI pricing tools are fast and free”

The SPF Committee that hired this consultant and approved the presentation sat through this and did not push back with a reasoned advocacy for human element. They allowed a consultant without hands-on fiduciary experience to blithely concede wide swaths of the professionals’ job description to algorithms

When I publicly asked the SPF Chair how such a small panel could possibly cover every angle of AI disruption without engaging all members, I received no substantive answer beside mere acknowledgment that SPF Committee is small

Will our industry survive Agentic AI disruption with this kind of leadership?

A Move Underway: CAR Orders a Governance Review

Surely it is a pure coincidence that just a few months after I challenged my committee suspension and physical ban at Monterey meeting CAR Officers proposed and CAR Board approved a comprehensive Governance Review at Sacramento meeting

What is truly remarkable is that (as CAR Leadership stated) this is the first CAR governance review since 1990. This means no one in power (until now) has even questioned whether it is appropriate to run the largest State REALTOR® Association by the processes created before Internet, mobile phones, and let alone AI. While I am glad that CAR Leadership tacitly acknowledged that the status quo might not be perfect, I believe it is crucial to ensure this study does not turn into a performative exercise designed to paper over actual problems instead of addressing them

We have a structural flaw. Navigating our disruptive industry environment means we must put our member grassroots at the center of democratic governance. The era of small, closed-door panels dictating the future of our profession must end

We must reform our legacy institutions to ensure they work for all members, shifting the power from leadership-first gatekeeping to member-first empowerment

This project was born out of forced necessity

Standing up to publicly question the status quo of our industry decision-making is not a step to take lightly. The fact that this publication had to be created speaks volumes about where the real estate profession is, where it is heading, and what is amiss

A Quick Backstory: Who is This Guy?

I am a software engineer turned real estate broker in San Jose, CA

My real estate selling career started in 2019, coming from the world of Silicon Valley technology, digital media, and performance marketing, starting in the Internet boom of the 1990s. Being a tech and systems guy at heart, from Day One I saw my calling to innovate how real estate business is done, rather than to be just like everyone else

At one point along the way, this path of innovation brought me to the realization that I must engage in how our highly regulated industry governs itself

A Run Up: Volunteering to Support Our Profession

In 2022, with just 3 years in the business, I started volunteering with my local REALTOR® Association on local political campaigns to help elect candidates supportive of private property rights, and found this cause very rewarding

Soon after, I signed up to serve on Committees of our local and state Associations, as well as our regional MLS. As a new committee member I found the process of shaping the decisions by our industry governing bodies very fascinating, yet riddled with a multitude of “unwritten rules”, which I had no reason to doubt initially

As I delved deeper into MLS & technology policy, it became clear that our industry institutions are not keeping up with the pace of innovation. So, in 2025, I stepped up to prepare a couple whitepapers on protecting our profession from Agentic AI disruption and circulated them among our industry’s top leadership of CAR and NAR

A Breaking Point: Silenced and Banned by CAR in Monterey

Pointing out that our leadership isn’t doing a good job wasn’t received well. Turned out only select few are allowed to shape agenda and decide what may be debated

At 2026 CAR Meeting in Monterey I raised the topics of AI disruption in several public sessions. I brought my Silicon Valley engineering mindset into Association committee rooms to address a massive regulatory blind spot, warning about the existential threats of unlicensed AI platforms and offering a regulatory call to action

The response?

A call came in from a CAR’s senior executive informing me that I was abruptly suspended from my committee roles and physically banned from the conference. My ticket to the 2026 President’s Installation was canceled, and I was deprived of my access to the Board of Directors sessions. I took a deep breath and decided to take my time to gather facts before figuring out how to respond to this gross injustice

A stated reason given to me was “aggressive behavior”. Yet when later on I requested a written explanation of what I did wrong, none was provided. But this isn’t merely a story about abuse of the disciplinary process. It is a story about the breakdown of institutional representation. When independent minds with diverse viewpoints bring urgent warnings regarding industry disruption, and leadership responds by silencing them, the system has fundamentally failed and we must do something about it

The status quo of policy agendas driven by the unwritten rules of seniority is unacceptable and is not in the best interest of our professional members

A Modest Proposal: The Need for Independent Professional Forum

When removed from industry councils, most of our colleagues respond by disengaging and perhaps hoping to be invited back next year by staying quiet

I thought a better idea would be to confront the systemic problems head-on

We can no longer afford to accept status quo as a given and just go along to get along. The lack of proper policy response to the Agentic AI disruption makes it necessary to dispense with a few unwritten rules and ask hard questions. The Real Estate Futures Blueprint is the new independent movement to publicly raise critical issues and challenge questionable decision-making driven by inside politics over expertise, insight, and will of the members. We will be shining the sunlight onto our industry politics and taking these conversations directly to the members

Our goal is to reboot the top-down leadership culture of our industry and bring the actual decision-making powers to all our professionals
